What to do right now
If the unit is leaking, turn off the cold water isolation valve at the top of the system to stop more water entering the tank.
For an electric system, switch off the dedicated hot water circuit at the breaker before touching anything wet.
For a gas system, turn off the gas at the isolation valve next to the unit. Keep clear of the area if water is near power outlets, and never open or repair the tank yourself.

Treat it as urgent if the tank is actively leaking, water is pooling around the unit, the relief valve is constantly discharging, you have no hot water at all in a household with kids or vulnerable people, or the water is scalding, fluctuating or smells off.
